Home Watch in Aspen, CO: Home Watch, Property Manager or Estate Manager?

Home watch, property management and estate management are three levels of care for an Aspen second home. Here is the plain difference.

Home Watch in Aspen, CO: Home Watch, Property Manager or Estate Manager?

Home watch in Aspen is often the first service a second-home owner looks for. Someone should walk through the house while you are away and tell you if something is wrong. That is a good start. It is also only one of three levels of care, and the right one depends on how the home is used and how much you want handled for you.

Here is the plain difference between home watch, property management and estate management, and the questions that help you choose.

Home watch: someone looks, and tells you

The National Home Watch Association describes home watch as "a visual inspection of a home or property, looking for obvious issues" (National Home Watch Association, read Oct 28, 2026). A visit checks for signs of water leaks, storm damage, pests and heat problems, then reports back.

What home watch usually does not include is the fix. If a visit finds a slow leak under a sink, the report tells you, and you or someone you hire arranges the repair.

Home watch fits a home that sits empty for long stretches, has few systems that need attention, and an owner who is happy to manage the follow-up.

Property management: someone looks, and handles it

Property management adds the response. The same walk-through happens, and the problems it finds are dealt with: the plumber is called, the snow is cleared, the vendor is let in and checked on.

In a mountain winter, that difference matters. The American Red Cross advises leaving the heat on, set no lower than 55°F, when a home is empty in cold weather (American Red Cross, Preventing and Thawing Frozen Pipes). A failed boiler in an empty Aspen house in January needs someone who can act the same day, not just a report.

Property management fits a home that is used through the year, with guests, rentals or regular owner stays, and an owner who wants one team to call.

Estate management: the home runs around your life

Estate management goes further. Beyond inspections and repairs, it covers the work around each stay: housekeeping before arrival, the house warm and stocked when you land, airport rides, vehicle care, deliveries and installations, and closing the house properly when you leave.

It fits larger homes with many systems and vendors, and owners who want arrivals and departures to feel effortless.

Questions that help you choose

  • How many weeks a year is the home empty, and in which months?
  • Who should call the plumber or the roofer when something is found: you, or the team?
  • How many vendors already work on the home: housekeeping, snow, landscaping, pool, security?
  • Do you want the house ready for each arrival, or only checked between them?
  • Do you want a record of each visit, with photographs, you can read from anywhere?

If most answers point to "the team handles it," home watch alone will leave gaps.
